Between forest and water, Harderwijk is building the future: the Waterfront as a sustainable residential district. In recent years, Pro10 has helped the municipality to contract a market party for several subareas who, on the basis of an appealing plan and a good land offer, will take on the development of part of the new district. In each case, contracting is done through a European tender. This involves first selecting the market parties with the best vision, who then produce a concrete plan.
Approximately 120 housing units with different typologies
In 2024, cooperation between the municipality and Pro10 centered on “Subarea 3.” Here, on two lots to be issued, approximately 120 homes will be realized, a substantial portion of which will be affordable. This includes both ground-level homes on an island block - surrounded by water, and an apartment complex with the necessary design challenges.
Quality as starting point, focus on grid-conscious building
By choosing a minimum land offer, the municipality assures itself of an acceptable yield Subsequently, the main emphasis can be placed on the quality of the plans. For each subarea, the urban plan, including architecture and the design of the public space, is an important criterion. The same applies to the integral sustainability of the plan. In addition, for Subarea 3, the emphasis was on grid-conscious building - an increasingly important aspect of development.
Good result
The municipality was eventually allowed to receive four bids and chose a plan that managed to exceed expectations.
